Community Maintenance/Manager 

Working Hours/Conditions:

Position is a part-time position.  The hours are flexible and adaptable to the Manager’s preference. Hours may vary depending on the activity in the park each week; we expect an average of 5-7 hours per week.

Manager Duties:

The Community Manager is expected to maintain the community grounds (mowing, trimming, light tree trimming, some snow removal, mending/repairing of any onsite structures, leaf clean up, landscaping maintenance). Maintain communication with the residents, manage supplies and community communication materials, and protect all company assets. In addition to this, you are also the main advocate for the residents and will be the point person when it comes to resolving all complaints that come through your office. You must be able to make decisions when it comes to financial success and the overall safety and conditions of the community.

Ongoing  

  • Obey all Federal Fair Housing Laws and don’t discriminate based on race, color, religion, sex, familial status or national origin.
  • Ensure ongoing and positive communication with residents.
  • Distribute community communication materials, as directed by JUJI Property Management, LLC.
  • Ensure adherence to all rules and regulations established by JUJI Property Management, LLC.
  • Provide Notices to residents and follow up until closure.
  • Greet any commercial trucks or companies that come into the park.

Monthly

  • Be available to meet with the well inspector and water testing technicians.
  • Provide reports of the well condition and test results to JUJI Property Management, LLC.

Weekly

  • Periodically walk the community and take notes of the condition of the community (lots, residents, trees, garbage, debris, etc.).
  • Remedy issues with condition of the community, and/or adherence with rules and regulations, with residents.
  • Meet with JUJI Property Management, LLC as needed.

As Needed

  • Handle and coordinate all permits and move-in requirements for new/used mobile homes coming into the park.
  • Follow company procedures for new resident move-ins and resident move-outs.
  • Show homes to potential residents.
  • Provide applications and or leases for potential new residents.
  • Pre-screening potential new residents
  • Coordinate background checks with JUJI Property Management, LLC.
  • Get final decision on new resident selection from JUJI Property Management, LLC.
  • Appear in court on the behalf of the Company in regards to evictions unless the State requires a lawyer in which case all paperwork must be done in a timely manner.
  • Respond to resident inquiries and resolve resident complaints. Maintain a complaint log book.
  • Report any crime / emergency problems immediately to law enforcement and company management.
  • Manage and oversee external contractors for upkeep of the park (home maintenance/repair, snow removal, etc.). Making sure each provides proper insurance documentation.
  • Perform community maintenance agreed upon by JUJI Property Management, LLC.
  • Other duties as directed by JUJI Property Management, LLC.
